If you're driving past this juncture, you might wonder just what Hudson & Marshall, the Dallas- based property auction and disposition pioneer that has set much of the industry standard for the past 50 years, has in common with Genesis Auctions, a Los Angeles-based upstart that, like most who have yet to reach teen age, has this Internet technology thing down pat. But if you're in the car with these two entities, this combination seems all but inevitable. Both companies made their names by veering off the proverbial well-worn track and trying something bold and new. And both survived the disastrous collapse of the national real estate market by realizing that they had found opportunities to grow business and economic health in general by sticking to their principles. In February, Genesis and H&M announced that they would be joining forces to rewrite the way property auctions were to be done. On the one hand would be the strength and stability of the Hudson & Marshall name, built on half a century of live auctions orchestrated by experts in law, accounting, real estate, auctioneering, management, appraisal, marketing, finance, and economics. On the other would be the short-but-impressive track record of Genesis, which developed an online sales platform to connect real estate investors and homebuyers to a national network of properties. Together the companies will, under the H&M banner, create a multi-channel platform through which search and sales of properties across all spectra ‒‒ and all states ‒‒ will be conducted. What that means is a combination online/in-person approach to dispositions that brings the real estate agent into the mix in a tangible and practical way. According to Trixy Weiss, who founded Genesis Auction Management and its funding arm, Genesis Capital, the relationship between the real estate agent and the Internet has been an uneasy alliance for the past 15 years or so.
