How does Fannie ensure its guidelines are
being followed in the field? Fannie Mae
administers a third-party quality control
program designed to ensure delinquent and
vacant properties are appropriately preserved
and protected. is program randomly
samples properties and checks for property
preservation deficiencies or instances
where guidelines are not being followed.
Fannie Mae relays these deficiencies to our
servicers through our property preservation
technology so the servicers can correct or
remediate the preservation issue.
What else is Fannie Mae doing to combat
the issues tied with vacant and abandoned
properties? Fannie Mae is continually
looking for new solutions to help secure and
preserve vacant and abandoned properties,
while helping to control costs. Some of these
requirements now include:
» Clear boarding (no longer allowing plywood
on any window)
» Pool covers on all pools, hot tubs, and spas
» Door armor on any door that is repaired or
replaced
» Moisture control products in basements
Beyond all of that, Fannie Mae continues
to engage with industry-leading change
agents like the NMSA to help streamline
industry definitions, develop common
best practices, and achieve a standard of
preservation across the industry.
"Fannie Mae is
proactive in the
fight against
community blight
and for neighborhood
stabilization. We
engage with leaders
in the servicing and
property preservation
fields to better
understand industry
concerns and establish
effective and scalable
solutions."
