Reaching New Heights
National home prices continue to rise, according to the Black
Knight Home Price Index report released in July. e median
HPI for the nation sits at $278,000.
While largely insignificant, this month's increase continues
the trend of overall home price appreciation. Prices rose 1.1 per-
cent from April to May, and on an annual basis, 2017 home prices
have jumped 4.6 percent over the same period last year. e total
year-over-year increase from May 2016 to May 2017 is 6.1 percent.
On a more regional scale, home prices rose in 20 of the 40
biggest states in the country, according to Jacksonville, Florida-
based Black Knight. Rhode Island took the top spot, experienc-
ing a 1.7 percent uptick in home prices over the month, while
Washington, Utah, Montana, and Idaho were a close second,
coming in with a 1.6 percent increase month-over-month.
Broken down by city, Spokane, Washington, and Carson City,
Nevada, led the country in month-over-month price growth, with
a 1.9 percent increase each. Seattle had the largest increase of any
metro in the country, with a 10.3 percent increase year-to-date;
San Jose, California, had an appreciation of 9.0 percent.
More than half the largest states that are tracked by Black
Knight reached new peaks this month, including Georgia, Texas,
New York, North Carolina, Indiana, Wisconsin, Washington,
Massachusetts, Pennsylvania, Tennessee, and Wisconsin.
Half of the 40 largest metros also hit record highs, Atlanta;
Boston; Austin, Texas; Dallas; Charlotte, North Carolina; Se-
attle; Cincinnati; Nashville, Tennessee; Minneapolis; Pittsburgh;
Portland, Oregon; San Jose, California; and San Francisco all
posted year-high numbers.
